Previous Meeting Minutes Acceptance: Previous meeting minutes were accepted.

General

  • Jim thanked Curtis, Karen, and Matt for their HOA efforts.  Also John and everyone involved in the road project for all their hard work were also thanked.
  • There was brief discussion that a kiosk for communication to the neighborhood and visitors is still on the docket for future discussion.  This is something that can be brought up in the spring.  A kiosk would provide an additional method of communication for people without internet and for visitors to the area.

2011 Road Project (John Bottomley - Road Boss)

  • Organized by John Bottomley
  • Although originally scheduled for 4 days, the project took 7 days due to various issues from timing to equipment.
  • The road project consisted of work on the following roads: Saddle, Red Tail, Overlooked Way, upper York Gulch,  Bald Mountain, Pisgah Lake, Alpine Way.
  • John paid special thanks to Kerry Hess and John Liggett for all the work they did running heavy equipment for the project.  Their contributions really brought the project together.

Adding Upper York Gulch to Clear Creek County Maintenance - Status

  • Jim has had conversations with county commissioners Kevin O'Malley, Joan Drury, and Tim Mauck about the possibility of adding upper York Gulch to the county maintenance.
  • All are amiable to having this done.
  • It is a wait-and-see, but the plan is that county will be coming up to have a look at and evaluate the portion of York Gulch between Overlooked Way and the octopus sometime next Spring with the hope that that portion of the road may be added within the next 16 months provided it is close enough to specifications.
    Note: It was pointed out that there are many roads that the county currently maintains that do not technically come up to county specifications and are in worse shape than upper York Gulch.

Clear Creek County Road Base Pilot Project (Dave Gallaher & Matt Taylor)

  • The county is sponsoring a free road base project for the month of October wherein they have agreed to provide road base to interested parties for spreading on county roads.
  • Dave provided the necessary maps and allowed people at the meeting to sign up for base delivery with the understanding that they would be responsible for spreading delivered base.
  • Passed Motion: A motion was made by Heather that the HOA go forward with the application for county road base.  All board members in attendance were in favor.

Post Meeting Note - The county did deliver over 200 tons of road base (estimated at being worth about $6000) to areas around the Gulch.  The people who requested the base are responsible for its distribution and spreading on their roads.

Pine Beetle Spraying

  • The main part of the pine beetle epidemic is believed to be past our area.
  • Spraying next season is homeowner's discretion.

Dues

  • Jim pointed out that receipt of dues to maintain the HOA and its purpose is a statutory right and that the board is obligated to collect on those dues.
  • Curtis pointed out that the part of the reason for the poor receipt of dues over the past 2 years is likely due to snail mailings not being sent out.  Kelly VanGeet volunteered to stuff envelopes if someone could put together a letter and provide her with the necessary information.

2011-2012 Ballot Results and Officer Elections

  • The ballot for board members was electronic this year.
  • The ballot was closed about midway through the meeting and the results were as follows:
